Walking enthusiasts will enjoy walks from the back door straight on to the North Downs Way and there is a bench by the front door fitted with a heated element, perfect for warming up your walking boots. The Bubble, which works on a slightly over pressurised system where the air continuously refills the tent is set up on an old working farm. Its the ultimate experience of nature and total comfort. Guests can fully enjoy the peaceful surroundings and wonderful open farmland. Sit back in your very own private hot tub and enjoy the view of the rolling fields. Sandown - West Street

Newly refurbished - Sandown, like its twin Ascot, has an ample sized, well equipped kitchen with a table and four chairs and a comfy sofa that turns down into a bed in seconds. The kitchen has a electric hob and oven, a fridge and a washing -dryer machine is in the adjoing outhouse. A TV is included in the kitchen. The French windows look out over your private lawn onto farmland. From the Entrance lobby turn right straight into the kitchen or left into the ensuite bedroom with TV.

Bruins Oast Lodge is a old converted workshop nestled next to a beautiful Kentish Oast house in the small village of Kenardington.,it backs on to its own private woodlands, with a firepit. BBQ and 4 person hot tub. Great for just relaxing, catching up with friends and family or walks, bike rides and outings to nearby Kentish attractions. Gusbourne vineyard a mile up the road, as is the Rare breeds centre which is ideal for families.

Unique barn conversion with beautiful marsh views

This recently converted barn is situated on the edge of the North Kent Marshes, with stunning views of the birds and wildlife on the marshes and surrounded by pear orchards to the rear. You’ll enjoy complete privacy, with no surrounding properties and a real sense of peace and tranquillity. The property is located in the middle of a working farm, with our sheep grazing the marshes and a variety of fruit grown in the orchards.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
