It is 1 and 1/2 hours to the Smokies for a day trip or to Asheville NC. DOG friendly upon approval/ pet fee MUST be paid

Make some memories at this unique, family-friendly waterfront river cottage (approx. 1,700 sf)! Fish, relax in the hammocks, or soak in the hot tub overlooking the river. Kayaks and life jackets available upon request at no charge (life jackets required). Please note we have a video camera overlooking the driveway, stairway, and river bank below the cottage. This property has stairs to enter and many stairs down to the river bank, plus uneven floors inside. Please consider this before booking.

PLEASE READ ALL: This is not your typical rental! It’s created for family fun and up to 6-8 guests. This 1,800 sq. ft. home is located on Johnson City’s east side, just minutes from Jonesborough, ETSU, the Med-Tech corridor and Bristol, baby! Comfort was our primary consideration with thoughtfully selected brand-new mattresses, furniture and a well-stocked kitchen. This house is equipped for FUN with a pool table, air hockey, ping-pong, and video arcade. HVAC system was replaced in July 2025.

The house is over a 100 years old, but the interior remodel has all the modern conveniences you need to make yourself at home while you enjoy all Bristol has to offer! I occasionally swing by to do linens for this Airbnb and one other that I have when it turns, and the basement is completely separated from the house with its own exterior door for access.
