We are a few miles from the famous Horsey seal colony (spectacular in winter with 100s of seals) & Norfolk Broads including Hickling Broad, a favourite for wildlife lovers. The studio has private entrance, en-suite bathroom, basic kitchenette and courtyard garden with outdoor cooking station and barbecue. It’s an extension of a family home but the private entrance means you can come and go as you please

Set in the heart of the Broads National Park, two minute walk from Womack Water and river and five minutes to Ludham village pub and shop. Scenic river and marsh walks, nature trails, beaches, riverside pubs, boat hire all close by. Seal pups at Horsey a special off- season attraction December to February.

Just a twenty minute drive south west of Norwich, the Old Rectory is the perfect bolthole from which to discover Norfolk or just drop in on neighbouring Lotus Cars. From the well-appointed, private and spacious first floor annex in the West Wing of the house, guests are encouraged to explore our five-acre property comprising woodland, meadow and traditional walled garden. Whether you are single or travelling as a couple, the Old Rectory can offer you respite, privacy and comfort away from home.

THE BARN ANNEXE: COUNTRYSIDE YET CLOSE TO BEACHES.

The Annexe is situated just off the road down a country track in an Area of Outstanding Natural Beauty and is a newly renovated space within our barn conversion. It is located in a rural part of North Norfolk and although surrounded by countryside, it is also only a short distance to many beautiful beaches, making it the perfect escape. The village centre has a bus stop and a welcoming pub, both are within walking distance (a tranquil 15-20 minute walk). There are also train links nearby too.

Enjoy the best of the Norfolk Broads in comfort. A newly converted 1 bedroom apartment, offers modern living space within easy walking distance of Wroxham and the beautiful waterfront. Visit the famous “Roy’s” and Bewilderwood (3 min) or enjoy a drink watching the boat go by. The apartment offers ground floor, single level facilities including low profile shower. A king size bed and 2x single sofa beds + travel cot. Just minutes walk to bus and trains for easy access to the whole of Norfolk.

Unwind in this modern, peaceful space tucked away on a quiet cul-de-sac in the village of Thurton, just a 20-minute drive from Norwich. It’s the perfect spot to explore the Norfolk Broads, countryside, and coast. The garden room includes off-street parking and is just a 5-minute stroll to local bus stops (Norwich, Beccles & Lowestoft) and the village pub. Enjoy private access, a comfy double bed, tea and coffee facilities, a smart TV, modern furnishings, electric radiators, and an ensuite.

The ensuite bathroom is complete with a free standing roll top bath for ultimate relaxation. A fully a fitted kitchen: oven, hob, fridge and a seating area for diners. Wifi is available in the room and a TV with Freeview. A sofa bed means there is sleeping for 2 little ones. Enjoy our traditional breakfast using local ingredients served with fresh fruits and cereals.

The Cosy West Wing, dog friendly

Spacious, self contained annex, sleeps 2 in a double bed. (No further beds available) . Located on The Green in the picturesque village of Martham. Set within the Broads National Park, Martham is only 3.5 miles to the coast. We are walking distance to local amenities. Canoe and day boat hire are available in the village, to explore the Broads. Nature trails, marsh and river walks too. Only 15 miles to the beautifully historic city of Norwich and 8 to Great Yarmouth.

Diggens Farm Annexe

The Annexe at Diggens Farmhouse is a newly renovated space with fully fitted kitchen, modern bathroom and comfortable double bedroom. There is private parking and we offer a welcome pack of bread, butter and milk plus tea and coffee making facilities and WIFI. Aylsham is midway between Norwich and Cromer and 10 miles from the Broads and close to Blickling Hall. We are 10 minutes walk from Aylsham Town Centre and 5 minutes from M&S Simply Food. 2 night minimum stay.

Beautiful big studio in ex theatre - own entrance

This large studio has its own private corridor and bathroom, accessed by its own entrance in a newly converted Grade 2 listed ex theatre. With tv area, dining area, bedroom area and kitchenette area (fridge, microwave, toaster and kettle) it makes a compact base for exploring Suffolk and the Norfolk Broads. Located in the old town centre, 5 minute walk from the high street, and 15 minutes walk from the station and beach. Sorry - not suitable for children under 8 years.

Norwich and the Norfolk Broads

Spacious and well equipped with kitchen diner, lounge, utility room, 2 bedrooms and ample parking. Bedroom 1 has a king size bed, bedroom 2 can be a TWIN OR A DOUBLE. Situated on a quiet private road with great access to the broads, the beautiful city of Norwich and Norfolk's famous coastline. Excellent rail links from the village station. The accommodation has its own wifi and patio area. Ideal for families, couples, small groups, sole travellers and business trips.

Annex in the Woods on the Broads

Ours is a quirky home, with 2 bedrooms, 2 bathrooms a lounge (with wood burner)and kitchen diner. The Annex is nestled in the woods conveniently located for the broads, Beccles, Lowestoft and Great Yarmouth. Our closest beach, Gorleston is a 10 minute drive away. In a very peaceful setting, we hope you will be able to unwind and relax. The Annex can be arranged as 2 superking bedrooms, or 1 superking and 1 twin. With your own entrance you will be totally independent.
