Enjoy morning strolls through our open hay fields, cookout on the covered deck with a wood burning smoker, gas grill, fire pit. Mowed trails through the hay fields, large pathways that are for hiking, foraging, wild life sighting. Air conditioning throughout the house.

We’re 3 miles outside Franklin, 15 minutes from Walton NY and 30 minutes from the Baseball Hall of Fame in Cooperstown, NY.

Our beloved property is perfect for couples needing to escape the city, decompress and deplug. The Hamden Inn dates from the early 1840s. It contains two separate units, providing an ideal retreat for small or large groups. Enjoy activities like hiking and fishing plus the antiques, stores and restaurants in nearby Andes, Delhi and Bovina. The quiet town of Hamden is a relaxing place to unwind and this upstairs apartment is designed for long term stays. The inn is just a ten-minute drive from conveniences including a pharmacy, grocery store and a weekly farmer's market.

Butternut Farm Cottage

Butternut Farm Cottage is an 1880's farmhouse. One and a half story great room with wood burning stove, kitchen, dishwasher; laundry room, two bathrooms and library with TV and Wifi. Lots of natural light. Sound system throughout. Covered porch. Comfortable beds. BBQ grill and fire-pit. Good for couples, solo adventurers, business travelers, families, and medium size groups (up to 6). **While not an issue for most some ambient noise from Rt. 17 is heard when outside.

Cupcake Cottage! 1838 renovated barn, with views.

The 2026 vegetable garden has been planted! New for 2026: Kitchen Aid stand mixer, new towels, frying pans. Cupcake Cottage has had a total renovation: the same light, charm, and views remain but inside there is a new kitchen, flooring, and heating system. And outside, a new deck and porch configuration, windows, siding, roof and dormers. The house is an 1838 barn with old beams and rafters, and modern finishes of hemlock, red oak, and western red cedar throughout.

Experience serene cabin life in this modern, bright cabin where rustic and modern meet and provide a perfect place to unwind in the mountains. You’ll find countless things to do in the outdoors or just relax on the porch and getaway from the hustle and bustle of life. At night, cozy up next to the fire pit and see the most amazing star filled sky! If you’re looking to book in the winter, check the weather and make sure you’re able to drive in snow if need be.

Elevated into the Mountainside, Crow’s Nest looks out onto a spectacular view of the Catskill Mountain range of Belleayre. Grab a cup of coffee and watch the sunrise from the back deck or bask in the glow of the sunset while relaxing in the hot tub or hammock.
