The perfect base for visiting the West Country.

Hello! We are Rob and Kate and we have poured our heart and soul into our guest house. Tucked away on the outskirts of sleepy Lympsham, enjoy the countryside around you whilst resting your legs after walking the renowned mendips. Enjoy a glass of wine whilst watching the many birds in the surrounding trees or be a little more adventurous with the numerous local cycle routes. We look forward to meeting you on your stay. A single story self contained annex, attached to the owners property., located close to Yate, Chipping Sodbury and Pucklechurch and half way between Bristol and Bath, making it a suitable base for both holiday and business accommodation, there is easy access to both M4 and M5 motorways, A46 Bath – Stroud , Bristol ring road, Emerson’s Green Science Park, and for keen cyclists is a stone’s throw from the Bristol-Bath cycle track.

The Annexe, Champion House, Moorend Farm, BS16 1SP

A fantastic location. An historic house with a wealth of associations. Dating from c. 1640, the house was modernised in 1676 and then again in 1723. We have been here since 1999. A great stepping off point, whether you are going to London, The Cotswolds, Bristol, Bath, Cheltenham etc. We are very near to the Motorway network, 2 Railway Stations (Bristol Temple Meads or Bristol Parkway), Bristol Airport, Coach station in Bristol. Locally there are quality Pubs, Indian and Chinese eateries.

The Snug - a lovely place for your use only.

Ship shape and Bristol fashion A delightful, privately accessed annexe for you to enjoy. It has a kingsize bed and hanging space. There is a Roku TV so you can access your Netflix. We provide you with your own kitchenette and breakfast bar consisting of a kettle, toaster and microwave, washer/dryer. The breakfast bar doubles up as a useful workstation. We will provide you with all the basics you need for a comfortable stay - tea, coffee, sugar and breakfast bits and bobs and toiletries.

Ideally located near Bath, Bradford-on-Avon, Lacock, National Trust gems—and just 5 mins from Five Zeros Supercars for car enthusiasts.

The detached cottage offers a high standard of accommodation, its own hot tub, locally sourced continental breakfast, private garden and super-fast WiFi. Beautiful upside down cottage in rural location

Light and airy, The Cottage is a converted haybarn built into the gentle slope of the hill. Downstairs there is a sunny double bedroom and a shower room, upstairs a double height open plan living area with fully equipped kitchen, dining table, sitting/tv area with far ranging views across open fields and a stable door opening out onto the back garden with outside sitting/eating area and mature apple trees. A bridlepath runs outside the window where horses and dogs roam.

Garden Flat near Whiteladies Road with Parking

Recently refurbished, 1000 sq ft (93 sq m), light and airy garden flat in a large Victorian house. Seconds away from the restaurants, bars, shops and train station of Whiteladies Road. A few minutes from Clifton Downs and Bristol University. Guests have shared use of gardens. In addition to the kingsize bed, we have a Z-Bed plus a travel cot for infants. The kitchen has basic essentials for two people, so unfortunately it is not ideal entertaining friends and family.

The Barn Annexe

A very light and airy lovely space - a new Simba standard double mattress which I believe is really comfortable. This is a peaceful location but very near to the Mall, the Wave and the Zoo and only 6 miles from town - a perfect nights sleep on a SIMBA mattress and supplied with large fluffy white towels and everything you need for a night away from home . We also have a new TV with iplayer and Netflix’s, new washing machine and a decent non stick frying pan.

The Snug is the perfect place for short stays if you like a private space instead of a hotel. You'll have everything you need, all in one cosy place. Our self checkin is quick & easy. Your own private entrance & driveway. Your own outside deck area. We are outside the Clean Air Zone. The Snug is a separate building in the garden of our property. We are on hand to solve problems, but more often than not you may not actually see us at all.

Our coach house is 10 minutes from Bath city centre with its world heritage sites and high quality entertainment, cuisine and shopping. You’ll love the cosy cottage feel, and our warm and friendly welcome. It's a really convenient location with local shops, free and secure off road parking and frequent bus links to the city. Our place is good for couples, solos, for short breaks or tourists.
